Why a title-only company
Our team came up through the legal and real estate side of these transactions — contracts, closings, landlord and tenant disputes, loan document review, and the litigation that follows when a deal goes wrong. Over enough years you notice that the same small number of failures cause most of the damage, and almost none of them are complicated.
A commitment that sits unread for a week. An exception on Schedule B that nobody translates. A payoff ordered too late. A curative item discovered on the Wednesday before a Friday closing. A buyer who wires four hundred thousand dollars to a criminal because an email looked right.
None of that is a legal problem. It is an attention problem. So we opened a company whose only job is to pay attention to it.
What that looks like in practice
Files open the day they arrive. Title is ordered immediately rather than batched. Commitments go out with the exceptions explained in language a human can act on. Curative work starts the day an issue is found, and the parties hear about it the same day. Every wire instruction is verified by voice callback, every time, with no exceptions for urgency — because urgency is exactly the pressure fraud uses.
And because Texas fixes what a title policy costs, none of this is a premium service. It is just the service.
